At the King’s Arms Inn, Irthlingborough, on Thursday the 29th of August, 1844, at Six o’clock in the evening;

ALL that eligible Freehold WATER CORN MILL, called DITCHFORD MILL, together with the DWELLING-HOUSE and Premises, and about FIVE ACRES of LAND adjoining, situate in IRCHESTER… by the River Nen, about two miles from Higham Ferrers, and three from Wellingborough, and now in the occupation of Mr. Alfred Dickins. The Mill has two water wheels, works five pairs of stones and an extensive trade has been carried on the premises for many years. The house comprises parlour, sitting-room, kitchen, scullery, dairy, cellar, four bed-rooms, two attics, and suitable appurtenances. The outbuildings consist of a large barn, wagon hovel, two stables, cow hovel, pigsties and other buildings, with a yard and good garden.
The Northampton and Peterborough Line of Railway is close by the Estate, and a Station is being erected in the immediate vicinity.
